Why It Matters

Pre-Construction Protection Is Not Optional

Australian Building Standards require termite management systems for all new builds. But beyond compliance, it's about protecting a huge investment.

🏗

Building Code Requirement

The Building Code of Australia (NCC) mandates termite protection for all new construction. Without it, your build won't pass inspection.

⚠ Non-compliance = failed inspection
💰

$Billions in Damage Annually

Termites cause over $1.5 billion in damage to Australian homes every year. Pre-construction barriers are the most effective — and cheapest — line of defence.

⚠ Not covered by home insurance
🕑

Only Chance Is Before the Slab

Once the slab is poured, you can never install under-slab protection again. Pre-construction is the only opportunity for complete soil barrier coverage.

⚠ Retrofitting costs 3–5x more
Our Solutions

Pre-Construction Termite Systems We Install

We offer a full range of AS 3660.1 compliant pre slab termite treatment and new home termite protection systems tailored to your build type and site conditions.

Chemical Soil Barrier

Termiticide applied to the soil beneath and around the slab before pouring. Creates a continuous chemical zone that kills or repels termites on contact for years.

Reticulation Systems

Network of underground pipes installed around and beneath the slab perimeter. Allows chemical re-treatment in the future without excavation — protection that can be renewed for decades.

Physical Termite Membranes

Stainless steel mesh or sheet barriers installed at penetration points (pipes, slab edges, joints). Physical systems don't degrade and provide a permanent mechanical barrier.

Penetration Protection

Every pipe, conduit, and service penetration through the slab is sealed and protected. These are the #1 entry point for termites into new buildings.

Durable Zone Certificate

Full documentation and certification for building inspectors. Your durable zone certificate confirms AS 3660.1 compliance and is required for occupancy approval.

Builder Coordination

We work directly with your builder to schedule installations at the right construction stage. Minimal impact on build timelines — we fit into your schedule.

FAQ

Pre-Construction Termite FAQs

AS 3660.1 is the Australian Standard for new building work — termite management. It specifies the requirements for chemical and physical termite barriers during construction. Compliance is mandatory under the National Construction Code (NCC) for all new builds in termite-prone areas.
Both are effective and compliant. Chemical barriers are typically more cost-effective and provide broad coverage under and around the slab. Physical barriers (mesh or sheet) are permanent and don't degrade over time. Many builders opt for a combination — chemical under the slab with physical barriers at penetrations. We'll recommend the best system for your specific site.
A reticulation system is a network of perforated pipes installed underground around and beneath the slab perimeter. It allows us to pump fresh termiticide into the soil in the future without any digging or excavation. This means your chemical barrier can be renewed every 5–10 years, providing decades of protection.
Chemical soil treatment must be applied after the plumbing and services are in place but before the slab is poured — typically a 1–2 day window. Physical barriers at penetrations are installed as plumbing goes in. We coordinate with your builder to ensure timing is perfect and there are no delays.
Modern pre-construction termiticides (such as Biflex and Termidor) provide effective protection for 5–10 years under the slab. With a reticulation system installed, the barrier can be renewed indefinitely without any excavation. We recommend re-treatment according to the product's certified lifespan.
